According to the Central Bank of the UAE (CBUAE):

  • UAE Nationals: Up to 85% LTV (15% down payment) for 1st property ≤ AED 5M.
  • UAE Residents (Expats): Up to 80% LTV (20% down payment) for 1st property ≤ AED 5M.
  • Non-Residents: Up to 60% LTV (40% down payment) for ready properties.
  • Off-Plan Developments: Maximum 50% LTV (50% down payment/milestones).

What is the 50% Debt Burden Ratio (DBR)?

CBUAE mandates that an individual's total monthly debt obligations (mortgage EMI, credit card minimum payments, auto loans, personal loans) cannot exceed 50% of their verifiable gross monthly salary.

What are the Total Upfront Buying Costs in Dubai?

When purchasing a property with a mortgage in Dubai, upfront cash required is your Down Payment + ~6.5% to 7% in government and bank fees:

  • DLD Transfer Fee: 4% + AED 580
  • DLD Mortgage Registration: 0.25% + AED 290
  • Registration Trustee Fee: AED 4,200
